The contract will award the operation of a total area of approximately 18,000 square meters of public port land, located next to the Golondrinas dock. The majority of this space will be allocated for the mooring of around 95 vessels, some of which may exceed twenty meters in length overall. The concession also includes a building for restrooms and a harbor master’s office.
Among the mandatory services to be provided by the successful bidder are the management of moorings for charter vessels, the supply of water and electricity — including electric chargers for at least 4% of the moorings — and the provision of fuel for vessels docked at the facility, among other services.
The maximum term for managing the concession will be eighteen years. The tender sets a starting annual occupancy fee of approximately €430,000, subject to upward improvement, and an activity fee of 4% based on the annual turnover.
Additional evaluation criteria will include investment in infrastructure, environmental improvements such as the use of renewable energy, the quality of materials used, and the integration of the development with its surroundings.
Furthermore, the tender specifications will give weight to the most competitive pricing proposals, with differentiated rates for homeport and visiting vessels, and seasonal rates for high and low season, calculated in euros per square meter per day.
